Spain’s notaries have made a big improvement to property-market transparency with their new housing statistics portal. But if what you really want to know is what comparable properties actually sold for, you are still out of luck.

A much better window on the Spanish property market

The Consejo General del Notariado launched its new Statistical Portal in October 2025, giving the public free access to far more detailed information based on real property transactions recorded in notarial deeds.

That is important because these are actual transaction prices, not asking prices scraped from property portals. Users can explore different geographical areas, in some cases down to postcode level, and analyse variables including average prices per square metre, average transaction values, sales volumes and different types of property.

For anyone trying to understand the Spanish housing market, it is a huge improvement. But it still doesn’t answer the question many buyers and sellers most want answered: what did properties like mine actually sell for?

The missing piece: comparable sold prices

In markets such as the UK and USA, buyers and sellers can obtain individual completed-sale prices and use recent comparable transactions — or “comps” — to help establish what a property is worth.

Spain does not offer the general public anything comparable.

That matters because asking prices are not the same as market prices. My own analysis of Spanish housing markets regularly finds significant differences between portal asking prices and prices actually agreed in transactions.

Without sold-price comparables, buyers and sellers are effectively operating partly in the dark. They have to rely much more heavily on estate agents for pricing information, despite the obvious information asymmetry and potential conflicts of interest.

Even agents themselves often have only a partial picture. A good local agent with a substantial market share may know a great deal about recent transactions, but many agencies are small businesses working from a relatively limited sample. And transaction information is commercially valuable, so agents have little incentive to share it widely.

Over the years I have heard from potential foreign buyers who ultimately decided not to buy in Spain because pricing seemed too arbitrary and opaque. They could see properties with wildly different asking prices but had no reliable way of establishing what buyers were actually paying.

Greater transparency would make the market easier to navigate and reduce that uncertainty.

Useful data still needs interpretation

The Notaries’ portal goes a long way towards improving matters, but averages are not comparables.

An average price per square metre can be extremely useful in the right circumstances, but its meaning depends on transaction volumes, location and the type of housing involved. An average based on hundreds of similar flats can tell you much more than one based on a handful of very different villas.

So the new portal gives us better raw material, but extracting useful market intelligence from it still requires interpretation and additional evidence.
